The Month’s Supply of Inventory for attached and detached homes in Naperville for February 2023 was 1.85 MSI. In Naperville, there were 150 attached and detached available for sale. In February 2023, only 81 homes closed in comparison to 124 in February 2022. And, the average selling price for February 2023 was $572,124 vs. $507,003 for the same month last year, an impressive increase of 12.8%.
The average days on market is 36. The price per square foot is $227 per square foot compared to $212 for February 2022—an increase of 7.08%. The Selling Price versus Listing Price Ratio is at 99.24% versus 100.05% from last February — essentially flat.
To sum it up, if you’re considering putting your property up for sale, it’s best to do it now! With the low inventory, we’re seeing more cases of multiple offers and buyers paying over asking price. So, you will be able to lock in your pricing and have an excellent opportunity to be one of few homes currently on the market.
