Depending on the circumstances, it’s not always possible to attend a private showing of a property. An open house is another great opportunity to gather essential information about a property, making it easier for you to narrow down your home search. The open house is usually a couple of hours scheduled where any prospective buyers can walk in and view the home.

Let Your Realtor Know
If you’re going to an Open House, odds are your realtor knows you’re interested in the home and are the one that suggest you go to the Open. But, if you saw it on a home listing website and decided to just go check it out, give your realtor a heads-up first! For one, they have access to more information about the home from their end of the MLS. Plus, by telling the listing agent you’re already working with a real estate agent, they can then reach out to your agent rather than contacting you about your interest.
Get Pre-Approved
If you’re serious about buying, getting pre-approved for a mortgage can save you time and streamline your house tour process. This way, you can focus on homes that fit your budget. Not to mention, you’ll be ready to make the offer if you fall in love with the home.
Know What to Avoid
While walking through the property, be mindful of water stains, leaks, cracks, uneven floors, and evidence of mold or pests. As your agent, we can also talk with you about things we find concerning and what to avoid.
Ask Plenty of Questions
Take advantage of the home tour by asking the listing agent questions. They may have details about the home that are not readily apparent or have insight on the neighborhood. Don’t be afraid to write down your questions in advance and bring them to the showing.
Have Your Poker Face Ready
While you should learn as much as possible at each house tour, remain non-committal with the listing agent. Avoid sharing any details about your home search or budget, as this may put you at a disadvantage in negotiations. It’s also best to avoid discussing the home with fellow attendees until after you’ve left the viewing – this includes after you walk out the front door. Remember, many homes have video doorbells!
Make A Good Impression
Always respect the owner’s requests during a home tour, such as removing your shoes. Do your best to arrive on time as you may have other buyers in time slots after you. Make sure to introduce yourself to the listing agent and take a genuine interest in the property to make a lasting impression. And, unless it’s a true emergency, it’s best not to use the bathroom while visiting the home. Some sellers may not be comfortable with it and if the home is vacant, the water might be turned off.
