The main question we always get asked as real estate agents – how’s the market? The Vice President, Strategic Growth of Coldwell Banker Realty Naperville, John Carlson, stopped by the blog to give us the latest update on Naperville’s housing market*.
January 2025 Housing Market Report for Naperville, Illinois
Led Zeppelin had a song entitled “The Song Remains The Same”, that is the update for sales in January 2025, the sales remain the same. Naperville is still challenged with a lack of listings—currently there is only 1.7 months supply of homes, and in a balanced market, there would be 6 month’s supply. The price point where inventory is accumulating is $1.5M and higher. January 2025 saw 81 attached and detached close compared to only 74 a year earlier. The average selling price was $646,249 down 3.6% from January 2024 when our average selling price was $670,413(which I believe to be in the sales mix and not an actual reduction in home prices). The inventory of attached and detached homes slipped from 151 to 135—leaving less homes for buyers to purchase in Naperville. The interesting number to me was that it took on average 31 days for a home to go under contract in January 2025 versus 27 days in January 2024. The average price per square foot in January 2025 was $253 compared to $245 in January 2024, which was a nice price increase of 3.2%, which I believe is the correct evaluation and statistic to prove home prices in Naperville are on the rise(versus average closed price). The selling price versus original list price is exactly the same as last January at 97.6%, which means the sellers overall were in a position to negotiate pricing last month. My advice to sellers— LIST NOW — less competition — lots of qualified buyers looking in all price ranges — you won’t get lost the in the Spring shuffle. The Monday after the Super Bowl is the unofficial start to the Spring Real Estate season, and all indications are that we are going to have an early Spring—the groundhog told me that a few days ago.
