What Happens During a Final Walk-Through
Usually the day before or the morning of closing, you’ll walk through the home one more time with your Ville Team agent by your side. This isn’t a second inspection. It’s your chance to confirm that the home is in the condition you agreed to when you signed the contract, and that any repairs negotiated during the inspection process were actually completed.
Think of it as your last checkpoint before the deal becomes final. You’re not looking for new problems to negotiate. You’re making sure nothing has changed since your offer was accepted and nothing was left undone.
What to Look For
While every home is different, a few things are worth checking closely:
Repairs. If the seller agreed to fix a leaky faucet, patch drywall, or address anything else that came up during inspection, confirm the work was completed and done well.
Included items. Anything that was written into the contract to convey with the home, such as appliances, window treatments, or light fixtures, should still be there.
General condition. The home should be in roughly the same shape it was in when you last saw it or made your offer, minus normal wear from moving out.
Utilities. Make sure the lights turn on, water runs, and heating or cooling systems work as expected.
Cleanliness. The seller should have removed their belongings and left the home reasonably clean, unless your contract specifies otherwise. Overall, the home and garage should be left in “broom-swept condition.” That means wiping down the countertops, cleaning out drawers, sweeping or vacuuming all the floors, and giving the bathroom and kitchen appliances a once-over. While some clients like to get a cleaning service, it is not expected unless contracted.
General rule – Leave the home in the condition that you would expect to receive it in.

The final walk-through is your last opportunity to catch a problem before closing.
