October 2026 Housing Market Report for Naperville, Illinois

The Month’s Supply of Inventory (MSI) for attached and detached homes in Naperville for October 2026 climbed to 2.3 months, a 43% increase year over year, with 345 available attached and detached homes compared to 243 homes in October 2025. October 2026 saw almost no change in the amount of closed properties, with 147 homes exchanging new owners compared to 148 for the same month last year. The average sold price rose to $684,625 from $648,253 in October 2025, a 5.6% increase year over year. The price per square foot rose 11.5%, from $257 to $286, which means the mix of homes closing in October leaned toward lower-priced properties and offset about 5.9% of that gain. The selling price to original list price ratio edged up to 97.8% from 97.6%, while days on market rose slightly to 22 days versus 20 days last October.
